This guide is based on Zoning By-law 2024-100. It is for reference only and does not replace the by-law. Always review the full zoning by-law for legal requirements.

Please Note: Guides are only currently available for the R1, R2, and R3 Zones, as well as some specific provisions. More guides are currently being developed and will be released as they are completed.

Before you Start

You need to know your property’s zoning to use this guide.

Zoning divides the city into areas with specific rules for land use, building size and location.

Find your Zoning

Use the City’s interactive zoning map to find your property’s zone.

  • Enter your address or intersection
  • Click the search icon
  • View your zoning code (for example, R1, R2 or R3)
  • Check for any site-specific exceptions (for example, R2-5)

Your zoning code determines which rules apply to your property.

View your Visual Guide

Once you know your zone, select the matching guide based on use.

Each guide includes diagrams and key zoning standards for that zone.

Check Additional Zoning Rules

You may need to review additional provisions that apply to your property.

These may include:

  • Overlay zones (for example, railway influence areas)
  • General provisions (apply to all properties)
  • Specific use requirements (for example, bed and breakfasts)
  • Parking and loading standards

These rules are part of the zoning bylaw and must be followed.
