Minor Variance
A Minor Variance is an application to request a small change or permission from the specific requirements of the City's Zoning By-law. The variance can relate to the land, building or structure or its use. The Committee of Adjustment makes the decisions on all Minor Variance applications.

General examples of Minor Variance applications may include:
- New buildings or additions to existing buildings where the proposal does not comply with one or more requirements of the zoning by-law.
- New accessory buildings such as garages and sheds where the proposal does not comply with one or more requirements of the zoning by-law.
- Enlargement, extension or change of use to any legal non-conforming building.
- Reduction in the number of parking spaces required for new or expanded businesses.
Note: If a minor variance is required for a proposal, this application must be approved and finalized before any required building permits can be issued.

Step 4 - Application Approval Process |
The application will go through the following approval process, which may take six to eight weeks or longer for complex applications.
1. Pre-consultation An informal pre-consultation is required prior to the submission of the minor variance application. This pre-consultation meeting will allow the applicant to explain the proposal and give staff the opportunity to provide preliminary comments and advice to help support the formal application. 2. Application Circulation and Notice of Public Hearing
Your application will then be circulated to other City Departments and relevant local agencies for review and comment. 3. Public Notice Sign There must be a sign placed on the land identified in the application that notifies the public of your application and proposal.
4. Recommendation Report We will prepare a staff report in regard to your application. This report will go to the public meeting for the Committee of Adjustment for their consideration. 5. The Committee of Adjustment Meeting
