Interim Tax Notice
The City issues an interim tax billing in February of each year to provide the municipality with the sufficient revenue to cover operating expenditures in advance of the approval of the annual budget.
Final Tax Notice
Your Final tax bill is issued after the City of Belleville passes the annual operating budget and the Province provides final education tax rates for the year. The amount of your interim tax bill is deducted from your Final bill.
Supplemental Tax Notice (for newly built, renovations or other changes to property)
If you have purchased a new home or made significant improvements to your property, ensure to budget for or make payment arrangements with the City (see payment options) for a supplementary bill.
There may be a significant period of time after purchase of land, completion of building/renovations, or occupancy of a new home in which MPAC (Municipal Property Assessment Corporation) can complete an assessment. Initial property tax bills may cover the land only for new builds. Once the property is adequately assessed the homeowner will receive a notice from MPAC outlining the assessment. A supplementary tax bill will follow with taxes beginning from the date of occupancy or completion of renovation.
If your mortgage payment includes taxes, please forward the supplementary bill to your mortgage company.
Estimate Your Supplementary Property Tax Bill
Assessed values are determined by MPAC. You can estimate your bill using the Property Tax Calculator in order to set aside funds in anticipation of receiving your supplementary tax bill. Purchase price can be used as an estimate of assessment.
Appeal Your Supplementary Assessment
If you disagree with the information on your Property Assessment Change Notice from MPAC (Municipal Property Assessment Corporation) you may request a review. The deadline to submit your Request for Reconsideration (RfR) is 120 days from the issuance date printed on the Property Assessment Notice.
You must pay your supplementary/omitted property tax bill as issued, to avoid incurring any penalty/interest.
