Guide to Your Final Property Tax Notice

The City of Belleville issues final property tax bills each year to property owners. This guide explains what your bill includes, when payments are due and how your taxes are calculated.

About Your Final Tax Bill

Your final tax bill reflects:

  • The total property taxes for the year
  • Any interim payments already made
  • The remaining balance owing

The final bill is typically mailed in late spring.

Payment Due Dates

Your final property tax bill is payable in two instalments:

  • First instalment: Due in June
  • Second instalment: Due in September

Exact due dates are shown on your tax notice.

Payments must be received by the due date to avoid penalty charges.

How Property Taxes Are Calculated

Your property taxes are based on:

  • The assessed value of your property
  • The municipal tax rate
  • The education tax rate

Property assessments are determined by the Municipal Property Assessment Corporation (MPAC). The City does not set property values.

Municipal taxes support services such as:

  • Fire and emergency services
  • Roads and infrastructure
  • Parks and recreation
  • Transit
  • Waste collection

The education portion is set by the Province of Ontario.

Payment Options

The City offers several ways to pay your property taxes:

  • Online or telephone banking
  • Pre-authorized payment plans
  • By mail
  • In person at City Hall
  • After-hours drop box (cheque only)

Do not send cash by mail and allow sufficient time for bank processing to ensure payment is received by the due date. Learn more on our Paying Property Taxes webpage.

Late Payments and Penalties

A penalty is added to overdue accounts beginning the day after the due date.

  • An initial penalty of 1.25 per cent is applied
  • An additional 1.25 per cent is added on the first day of each month the account remains unpaid

Failure to pay property taxes may result in further collection action as permitted under the Municipal Act.

Moving or Selling Your Property

If you move or sell your property, contact the City to update your mailing address. Property tax bills are not automatically forwarded.

If ownership changes, your lawyer will typically adjust taxes between the buyer and seller.
