Apply Online
Complete building permit applications can be submitted online at any time. This method is preferred. The online Portal provides an easy and efficient way to submit the required documents for a permit application; it does not constitute a permit application itself. Therefore, we require that all applicable pages of the application form are submitted. This will be prompted during the upload documents screen.
You will need to create an account to apply through our online portal. Be sure to have all your documents ready to attach when you begin the Poral process. If you encounter any issues during submission or wish to confirm that your application was received, you are welcome to reach out to the Building Section for assistance. Apply in Person
In lieu of the portal, permits can be submitted in person when necessary. Permits can be submitted Monday through Friday, 8:30 a.m. to 4:30 p.m. at City Hall in our Building Section on the 2nd Floor, located at 169 Front St.
Review of Application Submission
After the Building Section has received your application, we check to see if your application package is complete. A complete application will include, at minimum:
- applicable law approval documentation, when required
- completed application form
- payment of building permit fees
- plot plan
- construction drawings
- Any submitted plans must be neatly drawn to scale and include enough information for inspectors to determine if they are code compliant with the Ontario Building Code and other applicable laws.
- heat loss design, when required
- Where the size of an addition exceeds 20% of the floor area of the existing house confirmation in the form of heat-loss calculations and duct design will be required to be provided to ensure that the existing heating system has the capacity to heat not only the existing house but also the proposed addition.
- written utility disconnects directly from the utility company (demolition only)
- septic design (septic only)
- plan and anchorage details (tent only)
- Tent fabric to comply with CAN/ULC-S109 or NFPA 701
- Minimum headroom clearance at doors
- Anchorage details
This information should be used as a sample only to help you with creating your application. Each project is unique and therefore may require additional documentation.
All submitted documentation will be reviewed to ensure completeness and applicability, and to identify any missing information. If a permit application submission is deemed incomplete, a letter will be provided to the applicant outlining missing items. OBC plan review does not start until the application is deemed complete. A complete application helps to avoid delays.
