Tax Notices
The City issues different types of property tax notices throughout the year. These tell you how much you owe and why.
Interim Tax Notice
The interim tax notice is sent in February each year. It provides early billing so the City has enough revenue to cover operating costs before the annual budget is approved.
Final Tax Notice
Your final tax bill is issued after Council approves the annual operating budget and the Province sets final education tax rates. The amount you paid on your interim bill is deducted from your final bill.
Supplementary Tax Notice
A supplementary tax notice may be issued if you:
- Bought a new property
- Made significant improvements
- Had assessment changes
Assessment values are provided by the Municipal Property Assessment Corporation (MPAC). For new construction or renovations, initial tax bills may cover only the land until MPAC completes a full assessment. A supplementary tax bill will follow once the updated assessment is issued.
If your mortgage payment includes taxes, send the supplementary bill to your mortgage company.
Review or Appeal Your Assessment
If you disagree with information on your Property Assessment Notice from MPAC, you may request a review within 120 days of the notice date. You must still pay your supplementary tax bill by the due date to avoid penalty or interest charges.
